*Holiday seasons are usually popular and expected to be sold out very fast. Unit owner has priority rights to book their own unit before releasing to the public. So especially Penthouse, Residence and Atelier, may not be available from the beginning.
Important Notes Regarding Winter 2023/2024 Reservations
【Payment Policy and Penalty】
- 20% deposit payment - pay within 14days of the booking’s date (non-refundable)
- 80% balance payment - pay no later than 45 days prior to guest’s arrival. (cancellation made 45 days or less prior to guest's arrival is non-refundable)
- When booking is made close to the arrival date, full payment (non-refundable) is due within 5 days of the booking’s date or by the due date stated on the invoice.
- NO SHOW-100％ penalty
**Bookings left unpaid by due date will be cancelled automatically. No refund will be made.
-Booking is not amendable once booking is secured with any payment.
-Change of room type, stay date and shorting of the nights staying will be subject to penalty charge the above.
-Payments cannot be held or transferred to bookings in another season.
-Border, visa, vaccine restrictions, quarantine enforcements, or other travel difficulties related to the pandemice are not grounds for AYA Niseko to waive penalties. The risks associated with arranging cross-border travel are widely known.
-No reservations or “holds” will be taken before our official opening date and time except unit owner.
-There is no waitlist for rooms. If your desired room type is unavailable please understand that we will not notify you in the case of another cancellation.
-Niseko TOKYU Grand Hirafu is scheduled to open on 2 Dec but subject to delay due to snow condition. There will be no refund and subject to full penalty. Opening date of Ace family quad lift, the lift behind us, is to be confirmed.

- The above discounted rates apply when the reservation is confirmed by May 31, 2023.
