2025/26 Winter reservations open on May 13th 2025

STAY DATES: November 28, 2025 – April 4, 2026

• Booking request via telephone/fax/email will not be accepted. Book us directly.
• Room rates are based on dynamic pricing. The best rates are available until May 31, but may change without notice. Availability and rates cannot be confirmed in advance.
• Bookings will not be open to both domestic/international OTA such as Expedia, Booking.com, or Agoda for months.
• Holiday seasons are usually popular and expected to be sold out very fast. Unit owner has priority rights to book their own unit before releasing to the public. Especially for room types with a small number of rooms, such as Penthouses, Residences and Ateliers, there may be no rooms available from the beginning.

The minimum length of stay is subject to change at a later date, however, the requirement at the time of reservation will apply and remain unchanged. 
The minimum length of stay applies in each unit and not combinable with other different unit.
If a reservation overlaps periods with different minimum stay requirements, the longer requirement will be applied.

• Penthouse ( Yotei view / Ski resort view )
• Residence ( A Forest view / B Forest view )
• 3 Bedroom ( Yotei view / Ski resort view )
• 2 Beddroom ( Yotei view / Ski resort view / Forest view )
• 1.5 Bedroom village view
• Studio village view
• Atelier

• 20% deposit payment - pay within 14days of the booking’s date
• 80% balance payment - pay no later than 45 days prior to guest’s arrival.
• When booking is made close to the arrival date, full payment (non-refundable) is due within 5 days of the booking’s date or by the due date specified on the invoice.

• NO SHOW-100％ penalty

   

• Bookings left unpaid by the specified due date shall be automatically cancelled without notice. No refund will be issued.
• After payment has been made, any amendments – including, but not limited to, changes in stay dates, shortening of the stay, or room type – shall be treated as a cancellation and re-booking for the specified date(s), and the deposit will be forfeited. Additionally, changes made within 45 days of the scheduled arrival date shall incur a 100% penalty. No credit will be issued, and the amount paid will not be applied toward any future reservation, including bookings for the following year. The same applies if the number of guests added beyond the standard room's capacity is reduced.
• Visa, vaccine restrictions, quarantine enforcements, other travel difficulties related to the pandemic, delay on transportation, change of ski resort operation, weather and/or snow conditions, change in school holiday schedule, etc. are not grounds for AYA Niseko to make refunds or changes. No refund will be given under any circumstances. We strongly recommend that you protect yourself with travel insurance.
• Bedding configurations can be selected at the time of reservation. Any changes made within 3 days to arrival or during the stay will incur a 3,000 JPY fee per bedroom inside the unit.

• Children under 7 years old at the time of stay may sleep alongside their parents without an additional fee. Children 7 years old will be charged the same rate as adults and count towards the maximum occupancy. 

• Breakfast is included in the room rate and can not be separated from it.
• Owner has the right to stay in their own room. Rooms that are not used by the owner are sold to the public. Hence, you may have to move from one room to another. In such cases, we will contact you witin 1 week from booking date.
• No reservations will be taken before our official opening date and time except unit owner.
• There is No Waitlist. If your desired room is not available, kindly check the availability by yourself at a later date.
• Early check in and late check out are not available during the winter season.
• Special Request such as high floor and same floor are subject to availability upon arrival.
• AYA NISEKO maintains a strict NO SMOKING POLICY within its buildings including terraces and balconies.
• Shuttle Bus will be running to Welcome Center, Supermarket in kutchan and Gondola. Details of shuttle will be worked out just before the start of the winter season.
